Affordable municipalities near major Belgian cities
By Matthieu BrouillardUpdated 8-minute read
The short answer
A lower-priced municipality near a major Belgian city is best identified with a reproducible geographic rule. This guide compares municipalities that directly share a border with Brussels, Antwerp, Ghent or Leuven, then ranks them by median recorded house price. Commute, property condition and street-level risks still require a separate check.
Affordable municipalities bordering four cities in 2025
For each city, the table ranks directly bordering municipalities by their 2025 median house price. Only municipalities with a published Statbel median are ranked; apartment prices and transaction counts are shown for context.
Bruxelles
These municipalities share an administrative border with Bruxelles. A shared border does not guarantee a short commute, so check the exact address and transport connection before deciding.
| Municipality | Median house price | Median apartment price | Recorded sales |
|---|---|---|---|
| Anderlecht | €341,000 | €210,000 | 1,129 |
| Molenbeek-Saint-Jean | €350,000 | €219,000 | 859 |
| Vilvoorde | €354,000 | €264,000 | 581 |
| Saint-Josse-ten-Noode | €357,500 | €225,000 | 215 |
| Machelen | €377,000 | €265,000 | 204 |
| Jette | €425,000 | €220,000 | 593 |

Price snapshot and municipal boundaries processed on 2026-07-10. Medians describe recorded transactions, not the asking price or condition of every home.
How should you use these rankings?
- Treat the median as a market anchor: It describes the middle recorded sale in a category, not the price of every home in the municipality.
- Open the municipality page: Check transaction volume, price bands, trends, nearby areas and the available flood or soil context before shortlisting it.
- Test the real journey: A shared boundary says nothing about the time to your workplace. Check the exact address at the hour you would normally travel.
- Compare the actual listing: Condition, EPC, land, apartment charges and immediate work can erase a municipality-level price advantage.
Methodology and limitations
immetrics joins Statbel’s latest municipal sale-price snapshot to a shared-border map built from Belgian municipal polygons. For each central city, directly adjacent published municipalities with a house median are sorted from lowest to highest.
The ranking does not claim that the first row has the cheapest current listing or the fastest commute. Municipal medians mix different sizes and conditions, and a border may be far from the city centre.
