Independent property research, built in Belgium

immetrics turns a Belgian property listing into a plain-language research dossier. It is an independent project built and published by Matthieu Brouillard for buyers and renters who want facts before a visit, an offer or a signature.

One accountable publisher

Matthieu designs the product, maintains the data pipelines and reviews the editorial explanations. Naming the person behind the work is deliberate: questions, corrections and methodology challenges should have somewhere concrete to go.

Independent by design

immetrics is not affiliated with Immoweb, a property agency, a landlord or a lender. It receives no listing fee and has no financial interest in whether you buy, rent or walk away. After the first free dossier, you can pay for one report or a one-time 30-day Search Pass; there is no automatically renewing subscription.

That independence does not make the analysis infallible. It makes the incentives legible: the product is paid to help the reader investigate a home, not to complete a transaction.

What the product is — and is not

A dossier is a research aid that combines the public listing with official statistics, location data and rule-based calculations. It is not a certified valuation, building survey, soil certificate, legal opinion, mortgage offer or tax calculation.

Important decisions should still be verified with the relevant authority and, where appropriate, a notary, lender, surveyor or regional administration. The methodology page documents the inputs, transformations and limitations in more detail.

Editorial standard

Public-data claims are attributed to the authority that publishes them. Dates shown on market pages distinguish the date immetrics refreshed a snapshot from the latest period covered by the underlying statistics. Estimates and medians are labelled as such rather than presented as transaction-specific facts.

When a source does not publish a value, immetrics leaves a gap instead of inventing one. When regional systems differ, the report explains the applicable regional rule rather than treating Belgium as one uniform housing market.
